Addenda

A new air conditioning unit has recently been purchased.

LEASE ADDENDUM
This Schedule forms an integral part of the Lease Agreement between the Lessor and Lessee.

1. Credit and Tenant Verification
The Lessee must remit a satisfactory credit report, proof of income/proof of funds within 48 hours from any accepted PL conditional to the Lessor's full satisfaction.

2. Tenant Insurance
The Lessee shall, at their own expense, obtain and maintain tenant liability insurance of 2 million for the full term of the lease. Proof of insurance must be provided prior to occupancy.

3. Rent Payment and Default
Rent shall be paid in full on the first day of every month without delay. Late payments may result in applicable fees and/or legal recourse as permitted by law. Habitual or repeated late payment shall constitute a material breach of lease.

4. Subletting and Short-Term Rentals
Subletting, assignment, or any form of short-term rental (including but not limited to Airbnb or similar platforms) is strictly prohibited without prior written consent from the Lessor. Any unauthorized use shall constitute a material breach of lease.

7. Pets
Pets are permitted only with prior written approval from the Lessor. Upon approval, a security deposit equal to one (1) month's rent shall be required. The Lessee remains fully responsible for any damage, nuisance, or disturbance caused by pets.

8. Smoking and Cannabis
The premises are strictly non-smoking. Smoking or vaping of any substance, including tobacco and cannabis, is prohibited inside the premises and in all associated indoor areas.

9. Alterations and Modifications
The Lessee shall not paint, drill, renovate, or alter the premises in any manner without prior written consent from the Lessor. Any unauthorized modifications must be restored at the Lessee's expense.
